Cinque Terre Apartments and Self-Catering Stays

Protection rules shaped the whole lodging market

The five villages sit inside the Cinque Terre National Park, established in 1999, and inside a UNESCO World Heritage site inscribed in 1997. The historic centres are protected. There is no room for large new hotel blocks, and nobody is going to build one.

What exists instead is old building stock: family homes, fishermen's houses and apartments above the shops. Owners rent these out either as affittacamere, which is the Italian term for a room-rental business run from a private home, or as case vacanze, self-catering holiday units with their own kitchen. When you search for a place to sleep in Vernazza or Manarola, most of what you see falls into these categories, often listed alongside a handful of small hotels in the same search results.

Small villages, small buildings

The populations give you a sense of scale. Monterosso al Mare has 1,301 residents, Riomaggiore 1,250, Vernazza 670, Manarola 353 and Corniglia just 195. A village of a few hundred people cannot staff a large hotel, and its buildings were never designed as one.

A converted fisherman's house in Riomaggiore might hold a two-bedroom unit over four floors linked by an internal staircase steeper than anything in your own home. That is normal here. The practical consequence for you is that almost every stay is family-run, personally managed and different from the next one, which makes comparing listings carefully more important than comparing brands.

What you get, and what you do not

The upside of a self-catering unit is space and independence. You get a kitchen, which matters in villages where restaurants fill up on peak evenings, and you get living space that a hotel room of the same price rarely matches. The downside is service.

There is no front desk, no on-site staff and usually no daily housekeeping. If the wifi fails or the hot water runs out, you message your host and wait. This trade suits travellers staying three nights or more far better than it suits a one-night stopover, where a hotel's structured check-in and luggage handling are worth the difference.

Getting there and carrying your bags

Non-resident cars cannot enter the historic centres of Riomaggiore, Manarola, Vernazza or Corniglia. The practical way to reach any of the villages is the Cinque Terre Express train line run by Trenitalia, with single fares of $5.68 (€5), $9.09 (€8) or $11.37 (€10) depending on the date band. The reinforced service runs mid-March to early November. Parking at the villages is limited and outside the centres, so most apartment guests arrive by train from La Spezia or Levanto.

Then comes the part guidebooks skip: finding your apartment. Village lanes are steep, signed poorly and often staircases themselves. Corniglia is the extreme case.

Its station sits below the village, and you reach the top by the Lardarina staircase, 33 ramps totalling 377 steps, or by the park shuttle bus. If your unit is in Corniglia and you are carrying groceries or a large suitcase, factor that climb into your arrival plan.

Confirm check-in before you travel

With no front desk, the check-in is whatever your host arranges. Some meet you in person, some leave a key in a lockbox, some use smart locks. The exact method varies by property, so it is not something any guide can generalise about.

What you can control is communication. Confirm your arrival time, the meeting point or key collection instructions and a working phone number before you board the train. Mobile signal in the villages can be patchy in the narrow lanes, and a host waiting at an agreed time cannot help you if you are lost two alleys away with a flat phone.

Save the instructions offline. If your arrival slips, message early rather than late.

Money matters at a private rental

Two costs sit outside the nightly rate. The first is the tourist tax. Monterosso al Mare charges $3.41 (€3) per person per night, and this applies to short stays including short-term rentals, not only hotels.

Other comuni set their own rates and their 2026 tariffs were not confirmed at the time of writing, so expect a similar per-person charge and ask your host how it is collected. The second is transport once you are settled. If you plan to move between villages or hike, the Cinque Terre Trekking Card costs $11.37 (€10) for one day or $19.32 (€17) for two days and covers trail access, village buses and park services.

Shopping and cooking in the villages

A kitchen is only useful if you can stock it. Each village has small grocery shops and bakeries, but choice is limited and prices are village prices. Corniglia's position on its promontory makes a big shop there the most physically demanding, given the 377 steps or the shuttle bus between station and village.

Many apartment guests base themselves in a village for groceries on arrival day and then day-trip by train. If cooking matters to your trip, ask your host before booking which shop is closest and whether the unit has basics like oil, salt and coffee. Owners answer this question gladly, and the answer varies a lot between units.
